One of a number of residential projects undertaken in Bermondsey Street for Acorn Properties, this particular development consisted of one new build and one major refurbishment to a listed property.

171-173 Bermondsey St.

173 was a Victorian leather warehouse and a listed structure comprising of load bearing external brick walls, timber floors and beams on timber columns internally, beneath very large single span timber trusses in poor condition. 

Significant timber decay was present and many parts of the structure were close to collapse, to the extent that a support structure was immediately erected around the building as a safeguard. 

The listing required that as much of the existing structure be retained as possible and the project was successfully completed by repair and reinforcement. 

A new courtyard with stairs, lift and an additional floor within a mansard roof were part of the works and the whole structure was linked with 171.

Number 171 the new build unit had a necessity to maintain party walls on either side, one of which was encountering substantial settlement.

The site had been redeveloped many times and featured basements and foundations of at least four previous buildings.

4m of soft alluvium existed below the site.
