173 was a Victorian leather warehouse and a listed structure comprising of load bearing external brick walls, timber floors and beams on timber columns internally, beneath very large single span timber trusses in poor condition.
Significant timber decay was present and many parts of the structure were close to collapse, to the extent that a support structure was immediately erected around the building as a safeguard.
The listing required that as much of the existing structure be retained as possible and the project was successfully completed by repair and reinforcement.
A new courtyard with stairs, lift and an additional floor within a mansard roof were part of the works and the whole structure was linked with 171.
